Garbage Drop runs the curbside trash operation for HOA communities, apartment buildings, Airbnb & VRBO fleets, and multi-unit portfolios across Franklin, KY (Simpson County). Your residents never think about trash day. Your inbox gets a little quieter.
A residential script doesn't survive an HOA board meeting, a Saturday-morning Airbnb turnover, or a senior-living complex's strict pickup window. We built our routes, billing, and reporting differently for each — so the failure modes you actually face are the ones we already solved.
One contract covers the whole community. Residents get the service; the HOA gets the invoice and quarterly report.
Shared dumpsters, individual carts, or mixed — we handle all three. Residents don't touch the bins. You don't field complaints.
Turnover weeks are unpredictable. We align trash pickup to guest check-outs and send photo proof to you and the host.
Construction offices, summer-only properties, event venues — we run short contracts without a long-term commitment.
Cans are heavy. Pickup days are non-negotiable. We're a quiet, uniformed, reliable part of the care experience.
Retail strips, office parks, and mixed-use developments with tenant-level trash responsibility.
Every single service. Timestamped. Sent by email the same day. End the "did you actually come?" conversations.
Subscription billing through Square — ACH or card. Per-unit pricing, transparent rates, no surprise upcharges.
A named account manager for properties with 10+ units. You text them. They handle it.
Monthly service summary you can pull into any ops report — photo proof, timestamps, and any access notes, all in one email.
Your exact quote depends on property density, access complexity, and service frequency. These are our starting benchmarks.
| Portfolio Size | Clustered† | Multi-Address | Includes |
|---|---|---|---|
| 2–4 units | $64.99/unit/mo | Custom quote | Standard weekly service, photo proof, monthly service summary |
| 5–9 units | $52.99/unit/mo | $62.99/unit/mo | + account manager, missed-bin priority routing |
| 10–24 units | $44.99/unit/mo | Custom quote | + Net-30 billing, quarterly reporting |
| 25+ units | Custom | + dedicated crew window, SLAs, COI on file | |
† Clustered = all units at one address (apartment building, single-section HOA). Multi-address = units spread across multiple addresses (Airbnb fleet, scattered HOA, multi-property commercial). Multi-address pricing reflects the additional drive time and dispatch overhead.
Pricing is per unit, per month, billed via Square (ACH or card). OnDemand pickups (from $39) available as needed without disrupting the baseline schedule.

For curbside properties (HOAs, single-family rentals, mixed portfolios with individual cans per unit), we use a two-visit cycle on each collection day: bring-out the day before the local hauler's pickup, bring-back the day after. So a Wednesday-trash street is serviced Tuesday (cans to curb) and Thursday (cans back to storage spot).
The day-after return is deliberate. By Thursday morning for a Wednesday route, the hauler has either come through (the case 99% of the time) or hasn't — on the rare day they skip a block, we leave the cans at the curb and notify your on-site contact, rather than pulling full cans back to storage. It's the only schedule that doesn't depend on knowing the hauler's daily arrival time, which isn't published anywhere and varies block by block.
For bagged-trash-to-dumpster properties (multi-unit apartments where residents leave bags at the door or in a hallway chute area), we collect on the day you specify and walk bags directly to your on-property dumpster — a single visit per service day, no curbside cycle.
Yes — units can be excluded at contract signing or added/removed mid-month with 7 days' notice. Your invoice reflects the active roster.
Yes. We carry general liability insurance and can provide a Certificate of Insurance and W-9 within 1 business day of a signed agreement.
You choose: one consolidated invoice across the portfolio, or split invoices by property type (STR vs. long-term). Either works.
We sync to the check-out calendar. Extra bags or multiple pickups in a week can be handled either as OnDemand add-ons or baked into a turnover-heavy plan.
Every portfolio customer gets a quarterly service summary with service counts, missed-can events, photo proof samples, and any access notes.
Route workers are vetted, uniformed, and assigned to a consistent weekly territory. We can provide background-check documentation for portfolios that require it.
